An hour from Monterrey on the Carretera Nacional, the country corridor around Montemorelos holds most of the gated rural developments Nuevo León has opened in the last decade. Las Sendas is the newest of the large ones, and the most finished: 13.4 hectares (134,051 m²) already platted into 58 country lots, with deeds, permits and the design project resolved before the first sale. It is offered as a single transaction — the whole development, not lot by lot.
A complete development, not raw land
The difference between buying land and buying a development is what gets resolved before the first buyer shows up. Las Sendas has a cadastral file (62-000-187), is free of liens, and its urban plan and grading already carry municipal approval (ruling SDUE/161/2025). The construction drawings and the sales authorization are in process. The 58 lots, from 1,500 m² each, add up to 98,847 m² of sellable area inside the 134,051 m² total — the rest is roads, common areas and the clubhouse.
The design: OMOS Arquitectos
The sale includes the full architectural project, not just the platted lots. OMOS Arquitectos — the same studio behind Casa Cuarcita, a finalist for the 2024 Firenze International Architecture Award, also in the area — designed the master plan and the clubhouse: controlled access, a pool, a terrace, a dining room and common areas. Whoever buys Las Sendas gets that project ready to build, not a commission still to be made.
The corridor
Within Nuevo León, Montemorelos is the country corridor that has grown the fastest in recent years: close enough to Monterrey — an hour by road — for a weekend, and far enough to stay surrounded by the Sierra Madre and native vegetation instead of horizontal subdivisions. Las Sendas sits on Camino a San Francisco, in the Gil de Leyva district, in the same corridor where Espacio 54 runs Cantera Real, another country development built from natural materials a few minutes away.
Who it's for
The buyer of Las Sendas is not a family looking for a lot: it is a developer or an investor buying the complete package — land, permits and the design project — to resell it lot by lot with the groundwork already done. It is the kind of turnkey deal that usually takes years of paperwork before the first square meter can be sold; in Las Sendas, that part is already finished.
