Natural materials are required, not suggested

Every new house at Cantera Real must be built in rammed earth, compressed earth block or wood. It is in the community's building code, not a recommendation. That is what keeps the place looking like itself in 10, 20 or 30 years, and what keeps a neighbour from building something that erodes the value of your lot.

For comparison: in developments with no building code, an upper-mid lot can lose 15-30% of its value in a decade because of mismatched houses around it.

Montemorelos sits 100 km from the Monterrey valley, on the Monterrey-Saltillo corridor, off Highway 85 (Monterrey-Tampico). The Pilón river runs 2.7 km away. The climate is temperate year round, averaging 22°C, without the extremes of the valley.

The first house built at Cantera Real (lot 16) was recognised internationally: a finalist for the 2024 Firenze International Prize in three categories at once: Sustainable Architecture, Single-Family Home and Residential Interior Design. Designed by OMOS Arquitectos.

That is not a footnote: the place already has one piece of outside validation you can go and check. What the name is worth here is being built with buildings, not with marketing.

The Monterrey-Saltillo corridor and where value comes from

Second-home housing along the Monterrey-Saltillo corridor has been growing at roughly 12% a year (Tinsa, 2020-2025). Cantera Real sits right between the two cities, about an hour from each, which puts it within reach of buyers on both sides.

The list price is $1,500 MXN/m² (from $2.7M). Some lots carry a special condition we do not publish — write to us and we will tell you which ones.

You can pay 50% down and 6 monthly payments, with no bank and no credit check, or in full with a 10% discount. The $25,000 MXN deposit is refundable for 7 days and holds the price you were quoted.
