How to buy country land near Monterrey?
Short answer
The nine steps
- 1
Define what you want it for and what you can pay
A second home, an investment, or building soon: that decides the size, how close to Monterrey, and whether a gated development with rules and security suits you better than a standalone plot. Set a budget that covers, besides the land, the deed, fencing, utility hookups and construction.
- 2
Confirm it's private property and can be deeded
Ask the seller for their deed and check the land isn't ejido (communal) land or held without title. A privately-owned plot with a deed recorded at the Public Property Registry can be deeded to your name with no prior process; one that isn't, can't.
- 3
Check the lot's legal history
Request the lien certificate (to know if there are mortgages or liens), the property tax up to date, the survey or boundary plan with surface and limits, and, if it's a platted development, the authorization it was platted under. A notary you trust can review all of this before you pay.
- 4
Check the utilities
Ask what's actually at the lot or its boundary: water (tap, well or delivered by truck), power, drainage or a septic tank, an access road and security. In country land, whatever isn't already installed gets quoted separately and can cost more than the land itself.
- 5
Read the HOA rules and the maintenance fee
In a country development, the HOA rules define what materials, heights and fencing are allowed, and the fee pays for security and common areas. Ask for both in writing before putting down a deposit: they affect what you can build and what you'll pay every month.
- 6
Visit the land
Walk it, look at the slope, the access and the neighbors. Photos or plans don't show the road, the noise or the afternoon sun. If you're coming from Monterrey, the real travel time counts too.
- 7
Choose how to pay
You can pay in cash, with direct financing from the developer, or with a mortgage when the seller accepts it. If you're thinking of a bank, ask first whether it finances land with no construction: not every institution does.
- 8
Put down a deposit and sign in writing
The deposit holds the lot while you review documents; ask for a receipt stating the amount, how long it holds, and whether it's refundable. Next comes the purchase agreement, with amounts, dates and what happens if either side doesn't follow through.
- 9
Deed before a notary and register it
The sale is formalized before a notary, who calculates the taxes and costs of the transaction. The deed is then recorded at the Public Property Registry and the name is updated in the land registry for property tax purposes.

Frequently asked questions
What documents should I ask for before buying country land?
The seller's deed, the lien certificate, the property tax up to date, the survey or boundary plan with surface and limits, and, if it's a platted development, the authorization it was platted under and its HOA rules. A notary can review them before the deposit.
How do I know if land is ejido (communal) land?
Ask what type of property it is and check the deed: privately-owned land has a deed recorded at the Public Property Registry. If the seller only has a contract, a parcel certificate or possession, the land may be ejido land or unregularized, and it isn't deeded the same way.
Will a bank finance land?
It depends on the institution; not all of them finance land with no construction on it. Before putting down a deposit, ask the bank and the seller whether they accept a mortgage. Some developers offer direct financing; Cantera Real offers direct financing and also accepts a mortgage.
How do you buy a lot in Cantera Real?
You pick the lot, put down a deposit of $25,000 MXN (refundable for 7 days) and pay in cash with a 10% discount, or with 50% down and 6 monthly payments with no bank. The individual deed is signed once it's paid in full.
